How long does Silicone last?
Well beyond the warranty period. Silicone is a U.V. stable material which doesn’t ‘burn off’ at the published rate (for Acrylic and Urethane coatings) of 1 mil per year. We install 21 DMT (Dry Mil Thickness) on a 10-Year Warranty or 28 DMT on a 15-Year Warranty (about the thickness of a nickel). Therefore, IF Silicone DID burn off at the burn off published rates for Acrylic and Urethane, our 10-Year Warrantied Silicone system would still have half the coating thickness at the end of the warranty. The reason that Acrylics and Urethane coatings have to be recoated frequently is due to their published burn off rates combined with the application thickness being very thin – you just can’t build up paint to the thickness of a nickel. The great news is that Silicone DOES NOT burn off at the published rates for Acrylics and Urethanes which translates into a supremely durable, long-term coating AND it can simply be cleaned and re-coating INDEFINITELY. Never re-roof again. Simply re-coat. Silicone is the only product that we see performing long term in the field.

Is the cost of applying a Silicone roof coating a good investment?
YES! 90% of the roofs in the US can be restored instead of re-roofed. What roof surfaces do you coat?
Metal, Single-Ply (TPO, EPDM, Hypalon), Modifieds/BUR, SPUF. Exceptions: A built-up gravel roof must have 1”SPF installed prior to coating. We cannot coat a shingle roof (the shingle curls in the later life cycle breaking the waterproof seal).

How long does SPF last?
A Spray Polyurethane Foam Roof System is widely considered to be the ONLY sustainable roof system on the market. This means that the roof system will virtually last forever with periodic re-coats of the UV protective silicone coating – which costs a fraction of re-roofing. This is the last roof you will ever install on your building. Never re-roof again. Simply re-coat. SPF with Silicone is the only roof system that we see performing long term in the field.
